Job Description Summary
This position is a key member of the Engineering Leadership team and is responsible for managing our national mobile engineering platform. This position will also provide strategic leadership over Engineering Operations related to client initiatives, capital planning and fleet and uniform programs. This position will have close interaction with Senior Management, Regional Engineers, Facility Managers, and Project Managers. This role has two direct reports in support of these programs.
Job Description

Responsibilities:

  • Provide leadership for the engineering team in a multi-state market; Setting up a "local engineering leadership team" from property-level engineers to assist with implementation of the overall national engineering platform
  • Assist with development, implementation and monitoring of technical programs, and policies and procedures as required by both National Operations and Engineering
  • Works with Property Managers and Chief Engineers to help implement and coordinate requirements such as safety, quality assurance, sustainability, energy management, Energy Star, C&W engineering disciplines, and combined energy and water tracking tools as centrally located under Asset Services/GOS/Engineering on C&W Connect
  • Assists in the development of property/system specific technical and administrative training of property on-site engineering personnel
  • Works with building engineers and operations staff to establish and implement preventative maintenance programs in order to reduce equipment downtime, maintain property system integrity, maximize efficiency and minimize operating costs while protecting the properties assets
  • Works with building engineers to submit and obtain client approval for critical environment work authorizations; a procedure detailing shutdown plans for equipment serving critical spaces
  • Assists in scope definition, contract negotiations and bid reviews for service, and capital replacement projects
  • Provides direction and consultation to the operating staff for HVAC, MEP systems, Fire & Life Safety systems, Automation, Security, and OSHA compliance
  • Assists with responses to RFPs and RFIs, participates in new business presentations, account transitions and site assessments
  • Performs analysis on multiple work order, asset, and building metrics with the intent of identifying ways to optimize the R&M program
  • Manages fleet program to ensure optimal availability of all assets. Develop strategic plans to replace and modernize the fleet as needed to avoid breakdowns
  • Drive cohesive operations between regions, share lessons learned, communicate initiatives, track projects to completion

Qualifications:
  • Bachelor's Degree (Engineering Preferred)
  • 10 years of Operations or Program management of commercial property experience
  • Completion of Technical school study relating to HVAC design and Maintenance preferred
  • Minimum of 3 years of management level experience in facilities/property maintenance, engineering, the installation and operation of Building Systems (HVAC, plumbing, Fire/Life Safety, etc.), project management, and supervision of skilled trades and technical staff
  • Experience in building operations
  • Experience working with unionized and non-unionized employees
  • Technical proficiency in the mechanical, electrical and control systems used in the Property Management industry
  • Knowledge and interpretation and application of applicable commercial building codes and standards
  • Experience reading and interpreting documents such as blueprints, safety rules, operating and maintenance instructions, and BAS SOO
  • Strong understanding of project management processes
  • Must be able to prepare and present detailed reports/presentations on building operations and systems
  • Ability to quickly define big picture problems, gather and assess relevant data and information, establish facts, and draw valid conclusions in order to implement solutions and repairs and delegate to appropriate personnel

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate's experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $123,250.00 - $145,000.00
