Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Ensure the day-to-day operations of the facility(s) or campus, including janitorial, life-safety, engineering, site services, and general maintenance are implemented and carried out in a manner consistent with C&W policies and client directives. Ensure all contracts are reviewed on a regular basis and are bid out as required and confirm invoices match contract pricing
  • Supervise all maintenance programs relating to the interior and exterior conditions and appearance of the properties
  • Under the direction of the C&W site leadership, respond promptly to requests for building maintenance, repairs, cleaning needs, etc. from building occupants and for the implementation of ongoing contract programs to address and resolve needs and problems
  • Compile information necessary to ensure all site-specific documentation and reports are completed accurately and on time, including (and as applicable): Property Information Book, Site Operating Manual, Emergency Procedures Manual, IIPP Manual, Local Code Compliance Log, ADA Compliance Log, OSHA Log, Safety Meeting Log, Elevator Logs, Janitorial Log, Purchase Order Log, Vendor Certificates of Insurance, As-built Drawings, IIPP Manual, Paid Invoices File, General Files, Contract Files, Annual Property Conditions and Year- end Performance Report and other reports and documentation as required
  • Supports the account and Prepares, financial reports (monthly and quarterly), contracts, expenditures and purchase orders related to the facility(s) or complex as directed
  • Assist in providing information and reports necessary for the development of capital budgets for the facility or facilities . This includes contributions towards a long term plan of maintenance, facility improvement, and cost reduction initiatives
  • Collect, analyze and prepare reports of such statistical data as may be required to provide accurate and current assessment of facility management objectives
  • Expected to be thoroughly familiar with the management contract, vendor agreements, and other building/facility contracts and all requirements contained therein, and monitor and ensure that tenants and vendors comply with insurance requirements and coordinate all claims as required
  • Proactively inspect the facility, systems, rooms, common areas, etc. and report back any findings or issues to C&W site leadership
  • Performs other related duties as required or requested.
  • Will perform operational, maintenance, and repair work and may also assign and supervise the duties performed by others, authorize corrective actions as necessary to ensure occupant comfort and safety, review their daily work requests, document areas of consistent problems and forward to supervisor daily recommending corrective action and contractor involvement, if necessary.
  • Operation, maintenance, and repair of all boilers, heaters, pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water
  • Operation, maintenance and repair of pumps handling water with all valves, appurtenances and lines used in the system
  • Operation, maintenance and repair of air compressors, together with distribution lines and all valves and devices for air control. Operating, maintenance and repair of all electrical equipment.
  • Operation, maintenance and repair of all natural and manufactured gas distribution lines, including all valves and control devices
  • Operation, maintenance and repair of water filters, softeners, piping and pumps used in conjunction with water distribution, including all sinks and toilet bowls, including all supply lines, drains, water lines, control devices and sprinkler systems
  • Operation, maintenance and repair of all types of electrical motors and engines used to power pumps, compressors and fans
  • Maintenance of elevators except where this type of equipment is serviced and maintained by specialized contractors
  • Operation, maintenance and repair of building automation systems for HVAC, including consoles, data gathering panels, remote sensors and indicating devices
  • Operation, maintenance and repair of sanitary sewer systems, sump pumps including basins, water closets, urinals and piping
  • Maintenance and repair of electrical and hydraulic lift systems
  • Maintenance and repair of all kitchen equipment excluding tenant owned equipment

IMPORTANT EDUCATION
  • High School Diploma of GED Equivalent
  • Graduate of apprentice program or trade school preferred
  • Possess any permits or licenses required by law or code (e.g., refrigeration license, etc.)
IMPORTANT EXPERIENCE
  • Minimum of 2 to 4 years of experience in commercial building operations and maintenance
  • Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, water systems, and the like
  • Knowledgeable in energy management systems, techniques, and operations
  • Thorough knowledge in all building systems operations, maintenance, and repair
  • Excellent interpersonal skills in dealing with tenants, clients, and vendors
  • Performs other related duties as required or requested.
ADDITIONAL ELIGIBILITY QUALIFICATIONS
  • Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses, such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.)
  • May be required to have certification as a Universal Technician for CFC's depending on market licensure requirements
  • Possess and maintain a valid driver's license and good driving record with periodic checks (where applicable)
  • Basic Computing Skills in Outlook, Excel & Word
  • Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
  • Knowledgeable in energy management systems, techniques and operations.
  • Thorough knowledge in all building systems operations, maintenance and repair.
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
  • Involves movement between departments, floors, and properties to facilitate work
  • Ability to speak clearly so others can understand you
  • Ability to read and understand information presented orally and in writing
  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics

The company will not pay less than minimum wage for this role.

The compensation for the position is: $40.00 - $45.50
